We Stand Behind Our Work

A residential home inspection gives you a clear, written picture of a house before you commit to it. It covers the roof, structure, electrical, plumbing, air conditioning and interior.

MIA Inspections inspects single-family homes, townhomes, duplexes and condos across Miami-Dade, Broward and Palm Beach. Whether you’re buying, selling or just want to know where your home stands, the report explains what we found in plain language, with photos.

Call (786) 972-0663 or book online.

What a Residential Home Inspection Covers

A home inspection is a visual, non-invasive look at the home’s readily accessible systems and components. Our inspector walks the property from the roof down and from the outside in, and documents what they see.

Roof and attic

The inspector looks at the roof covering, flashing, visible penetrations, gutters and signs of past or active leaks. Where it’s safely accessible, they also check the attic: framing, ventilation, insulation and staining that can point to water intrusion.

Structure and exterior

That includes the foundation and visible structure, walls, stucco and siding, windows, exterior doors, driveways and walkways, grading and drainage around the home.

Electrical

The electrical check covers the service entrance and main panel, visible wiring, a representative sample of outlets and switches, GFCI protection in wet areas, and smoke alarms where present.

Plumbing

We look at visible supply and drain piping, fixtures and faucets, water heaters, and signs of leaks under sinks and around toilets, tubs and showers.

Air conditioning and ventilation

The inspector checks that the cooling system responds to normal controls, looks at visible components, ducts and the condensate drain, and notes bathroom and kitchen exhaust.

Interior

That means walls, ceilings, floors, interior doors, stairs and railings, built-in kitchen appliances, and moisture or staining that may need a closer look.

If something can’t be reached or seen safely, such as a locked area, a wall blocked by stored items or a roof that isn’t safe to walk, the report says so. That way you know what was and wasn’t inspected.

What Inspectors Look at in Miami Homes

Every house is different, but South Florida homes share a climate and a building style. That shapes what our inspectors pay close attention to:

  • Concrete block and stucco. Many Miami homes are concrete block with a stucco finish. Inspectors look for cracks, stucco damage and staining around windows and doors, where wind-driven rain tends to find a way in.
  • Flat, tile and shingle roofs. Each roof type wears differently in sun, heat and summer storms. Inspectors note the covering, its visible condition and any signs of leaks.
  • Humidity and moisture. Air conditioning runs most of the year here, so condensate lines, drain pans and air handler closets get a careful look. So do the walls and ceilings around them.
  • Older electrical and plumbing. Homes that have been around a while may have original panels, older wiring or older supply and drain pipe materials. The report notes what we can see, and links to a 4-point inspection if your insurer asks for one.
  • Additions and enclosures. Converted garages, enclosed patios and added rooms are common in older neighborhoods. Inspectors look at how they tie into the original structure. We also suggest checking permit records with the local building department.
  • Pools, docks and outbuildings. These are noted where present and within scope.

Before You Buy: Fitting the Inspection Into Your Contract

Most purchase contracts give buyers an inspection period. Book early in that window, so you have time to read the report, ask questions and talk to your agent.

Your contract sets the timeline, and we work around it. You’re welcome to attend and walk the home with the inspector.

What You Get: A Written Report with Photos

After the inspection you receive a written report with photos, organized by system.

Each finding says what we saw, where it is and what kind of professional should look at it, if anyone. Small maintenance items sit apart from items that need attention, so the report is easy to act on.

Add-On Inspections

Many Miami buyers add one or more of these to a residential home inspection, at the same visit where scheduling allows:

Wind mitigation and 4-point inspections are separate insurance reports. Ask about adding them when you book.

Condos, Townhomes and Single-Family Homes

A condo inspection focuses on the unit itself: interior, electrical, plumbing, air conditioning, windows and doors, and the balcony where it’s part of the unit. Common areas and the building structure are usually the association’s responsibility.

Townhomes and single-family homes include more of the exterior, roof and grounds. See condo inspections and luxury home inspections for more.

Our Inspectors

Our inspections are performed by a Florida-licensed home inspector who is InterNACHI Certified. Every inspection follows the same process: the same systems in the same order, documented with photos.

How It Works

  1. Book. Call (786) 972-0663 or book online. Tell us the property type, size and any add-ons.
  2. Inspect. The inspector walks the home system by system. You’re welcome to join for all or part of it.
  3. Report. You receive the written report with photos and findings.
  4. Follow up. Questions about the report? Call us and we’ll walk you through it.

A home inspection is a visual, non-invasive inspection of readily accessible areas on the day of the inspection. It is not a warranty, a guarantee, an engineering evaluation, an appraisal or a building code inspection.

They’re separate insurance reports. You can add a 4-point inspection, a wind mitigation inspection or both to your home inspection. Ask about scheduling them at the same visit when you book.

Yes. We inspect condos, townhomes, duplexes and single-family homes across Miami-Dade, Broward and Palm Beach. A condo inspection focuses on the unit. The building structure and common areas are usually handled by the association.
