4-point inspections miami

A 4-point inspection reports on four systems: the roof, electrical, plumbing and HVAC. Florida insurers often ask for one before they write or renew a policy.

If your agent has asked for one, MIA Inspections can document all four in a single visit. We inspect homes across Miami-Dade, Broward and Palm Beach, including Hialeah and Fort Lauderdale.

What a 4-Point Inspection Is

It’s a focused, visual inspection of four major systems, recorded on a 4-point form your insurer can review. It shows the type, approximate age where it can be documented, and visible condition of each system. It’s shorter and narrower than a full home inspection, and it’s built for insurance, not for a purchase decision.

What We Document in Each System

Roof

  • Roof covering type and roof shape
  • Approximate age, based on permit or replacement records where available
  • Visible condition: cracked, slipped or missing tiles or shingles, worn areas, damaged flashing
  • Signs of active or past leaks, inside and out

Electrical

  • Main panel type and brand where visible, plus its location and condition
  • Service size where it’s marked
  • Visible wiring type
  • Hazards such as double-tapped breakers, scorching, missing covers, open junction boxes or improper splices

Some older panel types and wiring methods draw extra insurer questions. See outdated electrical panels and Florida insurance.

Plumbing

  • Supply and drain piping materials where visible
  • Water heater type, location and visible condition
  • Visible leaks at fixtures, under sinks and at the water heater

HVAC

  • Cooling and heating equipment type
  • Approximate age from the data plate, where it’s legible
  • Whether the system operates using normal controls
  • Visible condition, including the condensate drain

Why Insurers in Florida Ask for a 4-Point

Roof leaks, water damage and electrical problems can lead to home insurance claims, so insurers want to see the condition of these systems before they take on a policy.

Insurers often ask for one on older homes, but every carrier sets its own rules. Ask your agent which form they want and whether any item, such as roof age, carries special rules.

Common Findings in Miami Homes

These are items that can turn up on 4-point reports in South Florida:

  • Older electrical panels or panels with visible hazards
  • Older supply piping materials, or signs of past leak repairs
  • Water heaters with visible corrosion or no drain pan where one is expected
  • Roof coverings with visible wear, or with no documentation of their age
  • AC systems with blocked or leaking condensate lines

If an item concerns your insurer, the usual next step is a repair by a qualified contractor, followed by updated documentation.

4-Point vs Wind Mitigation vs Full Home Inspection

Many homeowners and buyers book a 4-point together with a wind mitigation inspection, and buyers often add both to a residential home inspection.

How to Prepare

  • Clear access to the electrical panel, water heater, air handler and attic hatch.
  • Have roof permit or replacement records ready, plus records of any electrical, plumbing or HVAC updates.
  • Make sure power and water are on and the AC can run.

What You Get

You receive the completed 4-point report with photos of the systems we document, ready to send to your insurer. We’ll tell you when to expect your report when you book. See a sample 4-point report.

A 4-point inspection is a visual inspection of accessible components on the day of the inspection. It is not a warranty or a code inspection, and your insurer decides whether to write or renew coverage.

Frequently Asked Questions

It’s an inspection of four systems: the roof, electrical, plumbing and HVAC. It’s recorded on a form your insurer reviews, and it shows each system’s type, approximate age where it can be documented, and visible condition.

Insurers request it, most often for older homes and when a policy is written or renewed. Each carrier sets its own rules, so ask your agent whether you need one.

No. A 4-point covers four systems for insurance. A residential home inspection covers the whole home for a purchase or ownership decision. Buyers often book both at the same visit.

Yes. The roof is one of the four points. The inspector records the covering type, approximate age where it can be documented, visible condition and signs of leaks. A separate roof inspection goes into more detail.

The report describes what the inspector sees. If your insurer has concerns about an item, it may ask for a repair or updated documentation. A qualified contractor handles the repair, and the item can then be documented again.

Insurers set their own rules on how long they accept a 4-point report, so ask your agent before you book.

Yes. Many Miami homeowners book both at the same visit. One reports system condition; the other records wind-resistance features on the OIR-B1-1802 form.

Some insurers ask condo unit owners for one, usually covering the unit’s electrical, plumbing and HVAC. The roof is typically the association’s responsibility. Check with your insurer.
